An EPC is intended to provide prospective buyers and tenants of a building with correct information about the energy performance of the building and practical advice on improving such performance.
The requirement for an EPC has been the law since 2008, meaning if your home has been sold or let since then, it should have one. It is the responsibility of the landlord or property owner to obtain an EPC before marketing a property and must have a copy of the certificate ready to show potential tenants.
The areas your energy assessment will look to include:
The age, construction and size of your property
Primary heating systems - including the boiler and heating controls and their energy efficiency
Insulation - whether there is cavity wall insulation or loft insulation installed
Any secondary heat sources including renewable energy sources
Lighting - whether any energy-saving light bulbs or low energy light bulbs are in use
Windows - if you have double glazing or higher.
The size of the property impacts how long the EPC survey takes. However, the domestic energy assessment will typically be at your property for around an hour looking at the different areas of your property.
Once all areas of your home have been assessed, it will take a few days to get all the calculations and report together to provide you with a final EPC rating.
