"Hi Kathrine,

This is a common question and really does depend on the size of the extension wether you’ve had your plans drawn up and availability of your chosen builder! Very vague I know! Hope this helps

"It’s always better to get a fixed timescale from your contractor but don’t be surprised if it takes more or less time as there can always be unplanned circumstances that arise."

"YES .. but do allow a realistic time . and allow for a two week over run , just in case"

"The best would be to sign up an agreement, to make sure the builder takes you seriously, otherwise he can have two or three slowly progressing extension at the time, and unlikely you will be happy to live on construction site for months along."

"Yes your builder should be able to give you a rough estimated finish date +- one week weather permitting on outside work. Also gives him a target to work to."

"it all depends what builder you employ I personally only take one project at a time from start to finish before moving on sometimes I lose out on work but it works for me most good builders will work with you to cause the least amount of stress for your build any leave you happy to recommend them to others"

"Definitely set start and completion dates and set your payment schedule to reflect work progress throughout your project always allowing enough money to complete the project at any stage of the builder doesn’t finish the job."

"Yes, the programme should also be linked to stage payments dependant on work completed with final payment due after completion of ALL WORK"

"Yes.always get a start date and completion date.
But allow extra time for bad weather on the external works."

"I always agree a start date.
And a guideline for completion.
In twenty five years building I've never needed to agree a finish date that incurs a penalty clause.
However, that is because I only take on 1 extension at a time and don't have multiple projects running together.
Which means I am personally on site every day.
Larger firms who take on too much work are sometimes guilty of unrealistic completion dates"

"start date defiantly, but take in consideration the project you chosen builder is currently on. weather and customer extras can effect time scales as it will for your project. so completion dates can change due to weather and added extras."

"It is and if possible, include penalties for failing to hit deadlines."

"A estimated date can always be given but a exact time scale is hard to put a date too as in some cases foundations could be problematic with services it’s all dependent on how straight forward the build is"
