"Fireplaces are commonly known to harbour damp or emit salts that penetrate the plaster.
It’s important with damp that the problem causing the issue is resolved ie. Is the chimney capped outside?
Make sure the old fire place, if sealed, has adequate venting?
Is it rising damp?
Without looking it is hard to say.
Dry zone have a system where a membrane is fixed onto the surface which will act as a barrier between any damp or salts . This then can be plastered.
There are plenty of YouTube videos on this issue. Check ‘damp Sam’."

"i would be saying that water is getting in from above. the roof chimney probably hasn't been capped off or the pointing and brick have corroded letting water in"

"Hi it could be damp in which case you would need to inject a damp proof course or if it is stains it could be caused by the soot from the old fire place ,This would require blocking the stain and some new plastering to stained areas"

"Check if there is chimney cowl,it could be raining in.
Or it may need ventilation as bricked up chimneys need vent."

"Hi ,

I would say your chimney either needs capping off properly and or maybe even repointing ."
