Replace ceiling vs Skim Over

Hi - looking for some advice/thoughts.

We're in the process of moving into a new home. In two of the rooms is a textured/dappled finish on the ceiling.

Is it better to take off this finish completely and then put up new plasterboard and skim over? Or, is it possible to just skim over the current textured finish?

Depending on what you think is the best approach how much do you think it would cost for this to be done in two rooms?

Room 1 = 3.96m x 3.51m
Room 2 = 2.51m x 1.85m

Is this a big job? Does it take long to complete?

Thanks in advance.

"If the ceiling if secure then the stipples need to be scrapped off first, then:
1) Pink SBR (2x coats)
2) Tight pre coat with a few handfuls of bonding in the mix.
3) Plaster as normal (2 x multi).
4) Price (£600)"

"you can skim over the artex by knocking back the artex so its as flush to ceiling as poss, but depending on age of paint and artex it can be a harder job , my advice would be to board over then your guaranteed a smooth flat ceiling"

"With ceilings best always to re board and skim over to prevent future cracks"

"Hi
Whilst it is possible to skim straight over artex
There are quite a few factors to consider
No 1 how thick is artex
If this is thick then would have to be bonded and then skimmed ie job done twice
Is the artex solid ( firm on the ceiling or cracked : loose in places .
If any of the above are a yes then it should really be over boarded. This can be done straight over the artex ceiling by finding the original ceiling joists and fixing straight to them , which then still keeps ceiling at full height ( ie rather than a false ceiling ) and also contains mess and dust from removing the artex .
With regards to a price I would come round and give you a free quote as pricing off measurements when artex is involved is always tricky
Hope all this makes sense
If you would like to drop me a call and we can talk more if you d like
Many thanks Dan"

"I personally would overboard and skim due to risk factory’s and the unbeknown under the artex, for a job this size you would be looking around £600-£850 depending on access, area and if there’s a kettle 😉 all jokes aside job would take a competent plaster and a labourer 2 days start to finish if there are no curves and funny angles to the ceiling.

Hope this helps.

"Hi if it’s artex you may need to get it check out first as someime it contains low risk asbestos,if ok then I would scrap the artex off and skim over

"It better to overboard and skim has long as it hasn't been overboarded before you can skim over artex ceiling has long as its not flakey and it's solid and to get a great finish I always put a good few handfuls of bonding in for the first coat"
