Quote and advice on knocking walls through

Potentially looking at wanting to knock through 2 walls in the downstairs area to create an open plan. Along with sealing off 1 door. Before I really get into the detail I want to get a ball pack figure for how much this could potentially cost? Not sure what the right trade is?

"Creating an open-plan space by knocking through walls can greatly enhance a home, but it's important to consider a few factors that affect the cost:

1. **Structural Assessment**: Determine whether the walls are load-bearing. This assessment usually requires a structural engineer and can cost between £200 and £300.

2. **Removing Walls**:
- **Non Load-Bearing Walls**: Generally cost between £800 and £1,500 per wall, depending on the size and complexity.
- **Load-Bearing Walls**: More expensive, ranging from £1,500 to £3,500 per wall. This includes the cost of installing a support beam.

3. **Sealing Off a Door**: Usually costs around £300 to £500.

4. **Additional Costs**:
- **Plastering and Finishing**: After removing walls, you'll likely need plastering, costing around £200 to £500 per wall.
- **Rewiring or Adjusting Utilities**: If there are electrical wires, plumbing, or other utilities running through the walls, relocating them can add to the cost.
- **Decorating**: Painting and finishing the newly created space could add further costs.

5. **Trades Involved**: You will need a combination of tradespeople:
- **Structural Engineer**: For assessing load-bearing walls.
- **Builder or Contractor**: For the actual demolition and construction work.
- **Electrician/Plumber**: If utilities need adjustment.
- **Plasterer**: For finishing work on walls and ceilings.

Overall, for a small to medium-sized project involving two walls and a door, you might expect to spend anywhere from £3,000 to £8,000, but this can vary significantly depending on the complexity and your location in the UK. It's best to get quotes from several contractors to get a more accurate estimate."

"Firstly you have to get a surveyor in and a building permit than a architect to tell you what for lintel needs to be used as it will be carrying the structure of the building than its a couple strong boys cut into the wall higher than where the lintel will go knock out wall either build up or cut of two perches to lay the 50mm cushion slabs to lay the lintel on than cement everything in up to strongboys remove strong boys to fill with cement"

"I've read the question several times and I can see that the case is just about breaking through the walls and sealing the door. Without seeing the object of interest, I cannot give even an approximate amount of the labor valuation. The only thing I could offer is a daily rate but I don't like this solution because I don't want a potential customer to feel cheated. I think I could show the right valuation after watching the work and getting all the details."

"To knock through two walls and create an open-plan space, along with sealing off one door, you're looking at a project that involves several trades, including: structural engineer,builder/general contractor, plasterer, electrician/plumber (if needed).
For a basic project, you might expect a rough estimate of £3,000 to £7,000. However, costs can vary based on location, the specifics of your home, and any unforeseen complications."
