Planning an indoor courtyard

We want to turn our tiny side return backyard into an indoor courtyard, so it's more of a modern, all-weather space. How much would it cost to have designs drawn up for a space that's about 4m long by 2m wide? And does this type of thing need planning permission?

"Yes i’d assume you would require planning as it would be a change of use for the space. I’m not sure where you are based but in the midlands you can expect to pay £1500-3000 for architect fees.

If you’re looking to save money you don’t necessarily have to use an architect if you can find someone with competent building knowledge who can create the drawings for you."

"Your rear extension may be build under permitted development if specific limitations and conditions are met. However you would still need to submit drawings for building control.

As for the cost I charge £2500 for full set of drawings for rear extension in London."

"If you could provide photos or even a hand drawn floor plan or existing floor plan it would help me in providing you with an accurate answer. My feeling is that such a small (single storey addition) would not necessarily need planning although that might depend on the proximity of neighbours and the amount of machinery required for the job.

My own drawings would cost £1,000 + VAT"
