Part wall and Planning Permission

I am considering buying a semi-detached property in London borough of Hounslow. If my offer is accepted, can I serve the party wall notice?

Can I also start the planning permission process or would it need to be submitted under the name of current owner?

"Good morning, Ilyas

You can make a planning application, regardless of who owns the house concerned. Obviously you would need to inform the sellers.
Loft conversions can be built without planning permission up to 50 cubic metres, you would still need building regulations, this only needs 48 hours notice before commencing the project.

With the party wall agreement you can make the application, but it would not be valid until the property is legally in your name.

"You should check with your solicitor but I think you could start negotiations with the neighbours over the Party Wall Agreement as soon as you like.
You can apply for planning permission in your own name at anytime, but again I would check with the Local Authority Planning Department just to be sure."

"Anyone can make a planning application, regardless of who owns the land or buildings concerned. If you're not the owner or not wholly the owner, you need to inform the owner or co-owners"

"As long as you have got a bill of sale? You can go ahead with planning permission and you just need to send your neighbours the party wall agreement two weeks before commencement."

As a new owner you can submit your planning application any time, better after completion. Party wall agreement for next door you must choose the party wall surveyor first.

"As soon as you have registered the property in your name you then can start planning permission"
