No Lintels 1960s semi

Hello
I am buying a 1960s house but survey says there are no lintels above doors or windows. No signs of sagging brickwork except diagonal crack over patio doors.
Do I need to put in lintels on first floor or just ground floor. 
Are smaller windows okay?
Any idea of costs for average window.

I would personally recommend all windows and doors to have lintels. I am quit surprised the survey says no lintel I would imagine there is some type of lintel/support in places.

A picture may help advise further alternatively find a good local builder to pop round take a look.

You will find if I'm corrected that your 1960's house now has plastic windows?
When built your house would have had substantial timber framed windows which, then they used to build over. 
Take these out and replace with upvc windows you will no doubt get movement above.
If this is the case you will unfortunately need lintels installed to the outer skin, of the property above these windows.

I would definitely advise putting lintels above these openings as over time it will casue issues and if you ever wish to sell in the future will also cause issues. Until we see the job its not possible to quote.

Hello, the windows that you cannot see a lintel on will probably be formed by a brick arch, this is in keeping with all buildings of that era. Any opening that is being formed that are new will obviously need a new lintel. Photos and a more detailed survey would need to be carried out before any decision on costs.

There must be some type of lintel, even arch brickwork.

I would recommend all lintels need to be done if there arn t any there cost varies depending upon the size of the window

Hi all windows and doors will need new lintels however small the cost depends on the size scaffold will need to be erected to carry out the work safely. Hope this helps you.
