Is torching a specialist job?

Hi,

We're buying a 1930's semi and the roof is original, but in good condition. The Survey did say that the torching needs redoing though. I asked one roofer and he said he'd never heard of it and to just try and knock the price down to get a new roof...

I'd rather just repair the underside of the roof as stated in the survey - can anyone tell me if this is a specialist job? How much should it cost? And does it have to be 'torched' or could we do something else?

"You can use torch on mineral felt but there’s other options to be explored liquid rubber, lead, epdm rubber

"Torching felt down is a specialist job on flat roof but if doing a patch it can't be guaranteed. You could paint with liquid rubber but same again just a quick fix"

"Answers made me laugh, the torching referenced to in this question is the cement, lime , sand mix used to lay the tiles on the batten. Personally I wouldn't bother trying to replace it, it would be a horrible tedious job to do from the inside and if you done it from the outside you maise well just have new felt and batten. Re use tiles if they are in good condition. Nothing worse than taking off old clays and putting big ugly pans on just to keep price down"

But you can also repair it Depend on the size of the area.You can strip it back and redo it all over again"

"Hi your roof can be put back on in torch on or fiberglass and even rubber . The price all depends on the size of the roof ."

We do flat roofing and pitched roofing and the term torched I've never used, if he said torch on felt then that's a term.
Firstly you got to find out why the ceiling inside needs repairing, if it's water getting in from the flat roof then this don't necessarily mean that it's straight above where the damage is inside as water will travel untill it finds a way out.
Firstly I would identify where the water is getting in then see if a repair could be done, only thing is a repair could only last 6 months then your back to square one fixing your ceiling yet again

"I wouldn’t give torching a go unless you have experience! You could set the house ablaze honestly and you wouldn’t be insured.
