Indicative loft conversion prices

Was just looking for indicative prices for a loft conversion for a mid terrace house with pitch roof please. Just to be turned into a third bedroom. Not sure if we'd go for Dorma or Velux style. At the moment we're not fully sure that it's something we want but would really appreciate some information on costings to help us with our decision.
Loft is 3.62m wide, 9.1m deep and 3.1m high.

"As a rule use a square meter build cost for a loft conversion at 1200 base price 3.62 9.1 33 square meter 40k larege loft hope this helps
