How much should I budget for an Architect and Structural engineer

Hi, I'm looking to start my first building project where I plan to build thirty six garages in Glasgow on a vacant plot of land. The land is clean as in doesn't have any planning in place and so if anyone was able to estimate how much I should allow for the Architect and structural engineer that would be helpful. I've spoken to an architect but they don't want to estimate until they visit the site at a charge of £500 so before I start wanted to check what might be reasonable. Thanks

"Architects' fees in the UK can vary depending on the location, complexity of the project, and level of service expected. It is usual that an architect's fee can range from 5% to 12% of the overall construction cost/budget."

"I would suggest a figure of 8 - 10% of the construction cost"

"Estimating the costs for architectural and structural engineering services can vary widely depending on various factors, including the complexity of your project, the location, and the specific requirements. Since you're planning to build thirty-six garages on a vacant plot of land in Glasgow, there are several factors to consider when estimating these costs:

Project Complexity: The complexity of your project will significantly impact the cost. If your garages are simple structures, the design and engineering costs may be lower. However, if there are unique design elements or structural challenges, the costs could be higher.

Site Conditions: The architect and structural engineer will need to assess the specific site conditions, including soil quality and topography. Unforeseen site challenges could increase costs.

Local Regulations: Glasgow has its own planning and building regulations, which may affect the design and engineering requirements. The complexity of navigating local regulations can impact costs.

Architect's and Engineer's Expertise: The experience and reputation of the architectural and engineering firms you choose will also influence costs. More experienced professionals may charge higher fees.

Number of Units: Since you're planning thirty-six garages, you may be able to negotiate lower fees per unit due to the scale of the project. Bulk discounts are often available.

Consultation Fees: It's common for architects to charge an initial consultation fee for visiting the site and discussing your project. This fee may be credited toward the overall project cost if you choose to work with them.

Additional Services: Consider whether you'll need additional services such as project management, planning permission assistance, or interior design. These services will add to the overall cost.

Given the specific circumstances and the need for a site visit by the architect, it's reasonable to expect to pay for that initial consultation. A fee of £500 for a site visit and consultation is not uncommon, and it can be a worthwhile investment to gain insight into the project's requirements."

"HI I AM CURRENTLY RUNNING A PROJECT IN THE HIGHLANDS (CIRCA £1MM) FOR A SINGLE DWELLING (SLEEPS 8-9) ON A SITE WHERE SIGNIFICANT (150-200 TONNES) AMOUNT OF EARTH HAS BEEN EXCAVATED, WHERE ELECTRICAL CABLES HAVE BEEN PUT INTO THE GROUND AND WHERE WASTE AND FLOOD RISK SURVEYS WERE CARRIED OUT.

IN THE END TWO STRUCTURAL SURVEYS WERE REQUIRED. THE RESULT OF THESE SURVEYS WILL INEVITABLY LEAD TO ADDITIONAL COSTS REGARDING THE SUBMISSION OF BUILDING WARRANT WHICH YOUR ARCHITECT WILL HELP WITH.

THE PROJECT I AM CURRENTLY MANAGING HAS SPENT £9,000 AND £10,000 ON STRUCTURAL ENGINEERS. IF YOU ALSO NEED FLOOD RISK ASSESSMENT AND OTHER AGENCIES (FORESTRY/ENVIRONMENT) THERE WILL BE FURTHER COSTS IN DELAY AND IN SURVEYS

HAPPY TO ACT AS CONSULTANT IF REQUIRED"
