Full House rewire

Buying a 3 bed about 9032, property built in the 70's

Expecting this would need a full rewire, how much could this cost, and how long would a job like this take?

"Unless it has had a lot of 'Do It Yourself' electrics carried out it is likely that the cables would be fine. The consumer unit (fuse box) is likely not to meet current standards and should not cost more than around £500 to get replaced which you shold do anyway. This has to be carried out by a competent contractor, thats one who belongs to "National Inspection Council for Electrical Installation Contracting" (or similar) and they will be regestered on their web site so you can check. They will also supply you with a compliance form and get it regestered with the local council which is mandatory!
When carrying out the comsumer box replacement all the cables are tested and checked and are not allowed to be put back into the consumer box unless they pass (if passed cables are good for another ten years at least). Most electric guys will check the cables first (before removing the consumer box) as they are allowed to put them back into the old box and not the new!
So, if all the cable checks are good you only need to pay for the box replacement and avoid around £3,000 to £4,000 (2 weeks approx. without seeing it) to rewire the who house.
Maybe worth asking your local electrical guy just to do the consumer box first as could save you a lot of money. Don't assume all the cables need replacing.

"My advice is to have an Electrical Installation Condition Report (EICR) carried out on the property. This would flag up all the issues with the electrical installation.

Houses built around 1968-1975 can have issues with ‘cable greening (green goo on the copper wire).’ If this is found you would require either a full or partial rewire.

From what you’ve said, an extensive EICR could cost approximately £300.00. Then the cost to repair whatever is highlighted in the report.
If a rewire was to be highlighted, depending on what accessories (sockets, lights, etc) you choose and how many you choose to have, it could be £5,000.00 and upwards. Possibly 1-2 weeks depending on how many guys are in the task.

Please ensure you choose a tradesperson who is registered under a scheme such as the NICEIC. This way you can be assured of compliance with current regulations, competency to do the job and fully insured to carry out this type of work. They will also be able to Notify your local council of the work that has been conducted, on your behalf.
