I've recently had a structural survey done on our house that we are in the process of buying. They have come back that there is "Vertical vee cracks in masonry panels at the corner of the property." They recommended introduction of stitching anchors, Cintec/Helifix, across the cracked sections of masonry. They have given us a rough estimate of between £7k-£10k for the work. Is that common estimation for that kind of work or am I being overcharged? I would also like to know how long this kind of work would take on a property? Any help would be greatly appreciated, I would just like to know I'm paying the right amount for the work.
How can I tell if a wall is load bearing? I know that seeing 'if it sounds hollow' isn't necessarily enough!

I have a conservatory with dwarf walls, I am looking to make this a full extension. I understand the footings may not be deep enough, what is the best way to get them to the correct depth? I am happy to take down the dwarf walls but don't really want to disturb the current flooring as its a finished floor and plumbing is installed so looking to keep extension same size as current conservatory just bricking up walls, adding bi folding doors and a solid roof. Hello, We're looking to purchase a property and the structural survey has returned a structural deficit that we'd like to get a couple of quotes for. It's a 1940s detached house that has had a single storey rear extension The survey found External cracking to brickwork to the rear elevation and side elevation where the rear extension has been jointed into the house. Cracking was above the opening below the second-floor windows which was diagonal and appears in the middle of the span of the opening consistent with lintel deflection. (we also noticed internal wall and ceiling cracks in a similar location...) Vertical cracking was also observed between the brickwork of the rear extension They recommend Replacement lintel installation sufficient to carry the loads applied from the masonry above Repointing the vertical cracks found and checking drains for possible leaks Would someone be able to quote for what it would be to remedy the above issues? Hi, we’re considering reopening a door that would’ve once been in our kitchen through to the garage area (possibly old cold store/pantry) in our late Victorian semi. Can we just remove the newer bricks or do we have to rebuild it? Also wanting to create a pantry in the opening so wondering best way to section off from the rest of the garage.
