    Grout turning mouldy?

Hi. I had porcelain tiles installed 18 months ago. The extractor fan is always on when I shower but I have realised lately that there is some mould that has formed between the grout and in some areas some of the grout is turning orange and some brown. Why is this and what is the best way to remove this without causing any damage to the tiles?

And as well new 2 zones system for the boiler. The bathroom is only 2.6x1.9 in size. It’s a small family bathroom. To give you context, I am based in north-west and live in 3 bed semi-detached property. Would appreciate your thoughts/opinions whether £3850 is reasonable or too high?
