  • How do I start planning for a single storey extension?

    Hi all, How do I go about starting the planning process for a single storey extension on my home? I want to have a small extension built to the side of the existing building, to be used an additional utility room. Shall I get quotes before having plans made or have the plans made first? Are architects able to advise me on the plans themselves? And what would be an approximate cost for an architect to produce the plans for the extension? Will I need planning permission for this extension? It will be entirely within my property boundaries. Additionally, please let me know if you have any ideas of how long this could take, how long to have quotes/plans made or any other advice for building an extension like this.

    Do we need an architect or structural engineer for a new extension?

    Hi We are hoping to have an extension built onto our house. We have been recommended a local architect to speak to before getting any builder quotes, but we have also been told that a structural engineer might be all we need rather than an architect. Do we need an architect specifically or will a structural engineer be able to handle it with a hired builder to complete the work? Or even, could a builder do the job of all three?

    How much should I budget for an Architect and Structural engineer

    Hi, I'm looking to start my first building project where I plan to build thirty six garages in Glasgow on a vacant plot of land. The land is clean as in doesn't have any planning in place and so if anyone was able to estimate how much I should allow for the Architect and structural engineer that would be helpful. I've spoken to an architect but they don't want to estimate until they visit the site at a charge of £500 so before I start wanted to check what might be reasonable. Thanks

    Retrospective Building Control Approval - 2x Internal Walls

    - I am purchasing a 3-bed semi-detached house built in the 1930s. - Two internal walls have been removed. (i) Kitchen to Dining room (ii) Dining room to living room - One of the walls is load-bearing. - Sellers do not have Completion Certificates or any form of Building Approval, or any knowledge of when work(s) was done, but the latest one was done over 1.5 years ago. Q. As the buyer, upon transfer of property, what tradespeople do I need in order to secure Retrospective Building Approval? Also, what are the estimated costs for this?

    Plans for two storey Exstension

    Looking to see how much I would be looking at paying to have plans drawn up for a two storey Exstension and would be ready to be put into planning and then onto a builder. -work would be a two storey wrap around on side and a dummy small garage at front, your help would be appreciated cheers
